Although developed as a bedroom community, Robbinsdale has a distinct downtown along West Broadway and two major commercial nodes along Bottineau Boulevard. The 36th Avenue node, which contains the former Terrace Mall and former Terrace Theatre, is now experiencing a surge of reinvestment prompted in large part by the coming availability of BRT service. North Memorial Medical Center is also a major Robbinsdale institution on Bottineau Boulevard and will be served by the Bottineau Line. The Hubbard Market Place is a major new downtown project that combines transit and retail.

The city has developed a proposal to remake Bottineau Boulevard in Robbinsdale from a highway to an urban parkway. Together with cross street improvements, this reorientation would extend downtown's village-like atmosphere.

"While the city's direction in downtown redevelopment has taken a turn for the better, work remains to be done. As the BRT leverages redevelopment, we are taking the opportunity to improve the character of Bottineau Boulevard. That starts with fixing some traffic circulation problems and improving the aesthetics. Where we now have a barebones route to get you through town without stopping, we'll soon have a parkway that will be easier to cross, improving access to businesses located there."
